
Rock Island Building
1614 15th Street, Lower Downtown Denver
In December 2006 St. Charles Town Co. purchased the Rock Island Building, a turn-of-the-century brick building in the Lower Downtown Historic District of Denver. The four-story building was originally constructed in 1890 and was one of several warehouses occupied by the Studebaker Carriage & Wagon Company. St. Charles Town Co. completely overhauled the building, which now has 23,464 rentable square feet of creative office space. The renovation included a new roof, mechanical systems, and windows. The interior was refurbished from top to bottom with new bathroom cores, lighting, lobby, and elevator system. Exterior restoration work includes stripping the paint off the front façade, tuck pointing damaged mortar, and replacing damaged bricks. The goal of this project was to incorporate the amenities of a modern commercial structure, while both maintaining and enhancing the building’s character by returning the structure to its original glory. The building was 100% leased upon its completion in late 2007. Project costs totaled $8 million.
