Brunetti Lofts
Transformational Housing Project

In November 2004, St. Charles Town Company broke ground on its second phase of the former Benjamin Moore Paint Factory Development. This project, located at the corner of 26th Street and Larimer, is St. Charles Town Company’s first affordable housing development and was financed through the use of 9% Low Income Housing Tax Credits, grants from the City of Denver and the State of Colorado and gifts to Mile High United Way, St. Charles’ co-sponsor for the project. The $5 million dollar, 28,400 sq. ft. building, consists of 23 family units – 18 three bedroom units, 4 two bedroom units, and 1 one bedroom unit.  The project targets working, single parent families who have participated in or graduated from a transitional housing program.  The project has been described as a transformational housing project because it incorporates a support program for residents that will lead families to financial independence and balanced constructive community living.  One unique aspect of this project is a savings incentive plan that at the end of a five year time period will save residents enough money for a down payment on a house. The project was completed in October 2005.
