St. Charles Convention Place

St. Charles Town recently acquired, 100,000 s.f. of prime real estate located on two blocks adjacent to the newly expanded $300 million Colorado Convention Center in Downtown Denver. The land was used for daily and monthly surface parking and included a seven (7) story “historic” parking garage built as “The Motor Hotel Garage” in 1944. St. Charles has sold one development site to a Denver based developer who plans to build a 502 unit forty (40) story high rise condominium tower.  A second site was sold to a Denver investor who operates a seasonal marketplace in Denver’s Ballpark District. Negotiations were recently concluded with a hotel developer with plans for a 27 story Embassy Suites and a 20 story Homewood Suites Hotel. St. Charles has commenced planning for a condominium tower and is including the possibility of an “age-targeted”, “service-enriched” project. St. Charles’ extensive experience shows that the 50+ market has been largely left out of the latest downtown housing boom. St. Charles’ tower will be constructed on the northeast corner of 14th Street and Stout Street with unobstructed views over the convention center and Denver Performing Arts Center.
